Is there a call forwarding service similar to google voice, but will allow you to have more than one number forward to the same phone?

Though we can afford a home in Irvine due to its location for schools and community but we are still hesitating whether we should buy now or wait since the house price is peaking. 

Yes, if you pay, you get a copy.It's a CU, not a bank, sounds like a portfolio loan and not a secondary market product, so yes, the can evaluate the collateral as they please, but they are going above and beyond prudent lending to much tougher requirements, not great marketing for loan services but they can.Market value is what we generally work with in real estate, but we do have other valuations, liquidation, salvage value, tax and estate valuations.

Can they afford an attorney?

I did a lot of direct marketing using the data from Default Research and they stopped their service.

If you can afford it just take your time to start investing because most markets are low in inventory and prices tend to be high.Just do what is average in that neighberhood that you select.  

I'm sure there are always needy/desperate people...There are always people in foreclosure, tax delinquency, inheriting houses they don't want/can't afford to keep, trying to get out of a terrible house/neighborhood...etc

If I understand you correctly this birddog brought you a willing and able buyer so you as the seller should pay for his service unless he had other arrangements with his buyer. 

That being said, this is not an impossible task to find affordable options.
