Just a little background for me: I own 3 Duplex & 5 SFH (acquired for $700K in total) with my partner in just less than 2 years and generating high cash flow of $6K every month from all of my rental properties.

This is why the cash flow would be minimal on each property because they’d be mortgaged, but also why I could acquire multiple properties in a short time. 

If that is the case, there is either a problem internally, or the assets they have acquired are not performing as projected. 

This person, if they have acquired property themselves, should be ale to help you out so you appear credible and motivated to buy...which is what a seller needs to see.

Can you elaborate on how you plan to acquire 20-90 unit properties? 

I recently acquired a 6 plex in Mesa, AZ that consists of small studios and 1Bed/2bed units. 

Basically the idea is to sell shares of a holding that acquires the property.

My question is, what's the best way to go about acquiring the property.

I work in the Kansas City Metro area with investors acquiring properties for them and one thing I have noticed is that the seller is always charging more than what these fixes actually cost.

We had one unit with cigarette smoke smell remediated with the spray/seal method only to have smoke smell return within 5 months of remediation!!
