We come across land deals from time to time that we used to flip but when the market tanked and the buyers couldn't get loans anymore we abandoned that strategy. 

These loans are typically above 2 million for retail, apartment buildings, office, industrial, hotels and self storage facilities. 

Of course, my mind went back to several episodes of Shark Tank, a show I really enjoy.   

And if for some reason the market tanked again and I was underwater on the property when the balloon came due, does the lender really want to foreclosure on a performing asset and take back an underwater property rather than continuing to collect payments???

But flippers crash and burn when the market tanks.

The town is over built on storage units.  

In our area storage has almost 0 vacancy year round.   

I'd hate to pay down the principle and then watch the market tank or a bunch of other owners in my complex short sale/foreclose and I'm stuck with all this money in my mortgage. 

Also, all of the other neighbors on the block have a 4-5 car indoor garage (separate units like a storage unit) that is tucked away on the back of the yard in front of the alley.
