Any 'agreement" that seems to short cut that, is generally unenforceable. 

So, yeah, not real impressed by many certifications but am impressed when an employee/agent gets results through hard work and creative thinking.

I purchased a house where someone WAS living there and there were mouse droppings all over the place, and the tub/shower really didn't work, and the upstairs bathroom didn't work ... so apparently this person did not bathe.

He seems like a stand up guy and I've seen some of his work and he checks out with agents in the area.

If you're doing all the work, and he's investing money, 50/50 sounds fair to me.

They have a ton of money they have to put to work and are willing to take the loss for a number of years to offset their gains.

People suffer day in and day out working a job they hate, committed to a relationship that doesn't work, and living a life they don't want.

Don't try to short-cut it by doing it yourself. 

Carpets in high traffic areas in rental homes simply do not work and is the elephant in the room when it comes to unplanned expenses.

Walk them thru the entire process ( that way they understand how much work and material is really involved) Give my client a calendar of the projectKeep the clients involved (this helps them truly understand)One of the reasons I do all of this is when I get a new client they talk to me about there last contractor.
