And you're proposing a 77% carry, at 3% interest, while paying about 20% less than they are asking?

What you are proposing will take more than the $100k you have access to, and those funds I would consider as "emergency only'" money.

But you also would attract some long term renters who are willing to cut the grass if so.The strategy your proposing sounds solid to me.
