He chooses those because they are easy to setup and take down plus they have some nice sensors (glass break sensor, motion, and water detection- nice for leaky basements or sump pump areas)I believe the most important thing on your outdoor cameras is that they are visible so potential burglars see they will be recorded if they do anything.It's also cheap enough these days to get wifi lights.

Otherwise, I know some really solid DSCR lenders here in Colorado that have pretty nice rates currently. and since you have a track record of how the property performs you should have an easy time getting a loan on it.

I have a couple lessons learned from our first hard money experience. 1) Make sure you include your plan to pay the hard money back in your up front planning and underwriting of your property. 2) Use an attorney to formalize the agreement and record it properly  Then stick to the agreement no matter what.

We have a little studio for rent, about 370 sq. ft.- Occasionally when looking at other small units for rent, I see that the landlord has indicated that they'll only accept one tenant for the space.
