@Julie McElroy I'm trying to compile a list from my Realtor, property manager, and inspector in Pueblo.

Started as a Realtor, then went mortgage broker and now an Insurance agent.

If after viewing online I think the property has potential, I ask my realtor to preview the property for me.

This comes up so often that I wrote a post on it earlier today called "Just Do It".Seriously, there are a BUNCH of Realtors who are "in-active" as you called it.

Talk to realtors, property managers and other investors if you can.

Find the realtor that lists the types of properties you're interested in and pick their brain, what's hot, who owns what.

If you are hired in a company or made a working partner you may be fine, if you're just paid a commission on your own for a deal you may have problems.Folks wanting to get started in RE need to think down the road as to what they do to establish their reputation with other RE pros in the area, including Realtors and generally they don't look positively on birddogs. :)

Realtors will catch on and not want to do business with you.

I can confidently say not illegal in Wyoming, but instate realtor boards will control whether or nor they allow brokers to do this.

My Realtor suggested that I may just want to "change the air filter" each month and do them myself.
