That being said, it needed quite a bit of work (lead paint, mold, foundation issues, completing the remodel on an enclosed garage) so it definitely wasn't for the faint of heart, but those are the areas I've really seen activity in.

If it's a small garage conversion there is a path to do it cheaper -get a draftsman to do your plans and submit your permits- and just be creative.

It is a building with 3 Units of 5000 sqr ft living space plus garage plus lobby.

Hi Devon, it sounds like you are zoned AR-1 which would not allow for three dwellings(main house and duplex) but it does allow for a garage apartment(up to 800 sq ft) with administrative approval.

In Florida, we have lots of mom and pop - 30 year old rental companies that don't use modern tech.
