[PICTURE HEAVY] Driving for $$, Found a motivated investor.

Hello BP family, I've been driving for $$ and i found a home that looks motivated. I went up to the property door and found a note from a local investor who has control of the property. I also found a number to call them and decided to do so. 

After a few calls and texts, i now have the lockbox code to enter the home to see what exactly needs to be done to it to get it ready to either be sold or rented. Here are the basics of the home.

After speaking with the investor, It seems as if they are motivated to quit this project and get it off their hands. 

After walking around the home it seems like the roof needs to be replaced, needs appliances, paint, clean the pool, landscaping..ect..Here are the photos.
