The house we are looking at in the HLOC area would meet the 30/30/3 rule (counting the 401K loan and the home equity loan).  

I am interested in meeting agents in the Salt Lake, Utah County, and Ogden areas.

It's a great way to meet people.

Personally I do still enjoy a good in person meeting - if you are looking for a relationship it is just hard to beat sitting down across the table from someone.  

These gatherings might be a great way to meet possible lenders and develop contacts in the neighborhood real estate market.Negotiate up a seller financing plan with the landowner.

It appears that you have already acquired significant expertise in renovating an asset.Looking through the BiggerPockets forums is a great way to meet others who share your interests and learn from seasoned investors.

Ours will be all legal with all income claimed and all write offs taken.Would love any advice from those who have used this approach to STR.
