There is also typically some fixture replacements, such as ceiling fans, lighting, mirrors, etc.  

As far as cameras go, I know here in Baltimore the police can install cameras on top of light poles with a bright blue blinking light to monitor.

My two favorite parts are the light grey with the white and pop of red on the trim and the shower with the subway tile.

Yes, you can find a lead on Craigslist or wherever but that's really where you will battle with the other new guys - in any "free" media.John was also right that most offers (from investors) that are too high are usually never going to see the light of day - in other words, those deals often fall thru when the wholesaler realizes that no cash buyer is interested at their price.
