Thanks for the tag, @Steve McGovern, but I can't help with this as it is both a residential (not commercial loan) situation, plus any additional funds would be in 2nd position behind the bank providing the original 203k loan.

It was all based on debt to income and LTV. 

This can easily cause a dip in reserve funds to complete the project.

I really just want to start with wholesaling because from what I've been told, it is a good way to make money without a lot of start up funds.

So I just didn't want to waste the buyers funds on the closing costs etc on a note and mortgage. 

There are so many sidebars to discuss too...how you can draw (both contributions and earnings) from TSP at the G-fund rate for capital, VA contsruction loans, etc.Great idea, there is definitely a need for this and I would be interested in tuning in as well!

The ability to raises rents and increase cash flow or take some funds out to put down on another property.
