We are unsure if we should open an LLC and get a commercial loan (25% down, higher interest rates), or if we should get a traditional mortgage (20% down, slightly lower interest rates).

Does anyone know if the grant deed can only be done with an individual coming on the title or can you deed the title into an LLC with this type of loan?

While on that subject, I'd like to put my primary residence under the LLC as well, if anyone has any advice on that.  

As I said, this LLC has done many many jobs in the area.

Would doing a quit claim deed to an LLC remove that obligation from my personal DTI calculation?

We bought three single family homes for rentals in Ohio and did not setup an LLC or anything.

Just to clarify, if the property is owned by an LLC, you have to hire a lawyer to do the eviction.
