It has a 3 yr old roof, windows and 3 yr old cabinets.What am i doing:Painting interiorChanging doors to 6 panel from flatNew carpetNew vinylNew light fixtures throughoutChanging elec panel so I can install a new heat pumpAdding new counters( not sur laminate or stone, probably laminatr)The bathroom is my expense- new tin surround, new vinyl, new toilet, new vanity and fixtures.I have line itemed everything from HD and Lowes, Sherwin Williams.The main thing is who was selling the house: it was not listed for sale, it was not on MLS, the city housing authority has gotten stuck with a ton of houses and they want to get rid of them.I think I have a heck of a deal.I will keep you posted.

Raymond your initial load time on your website is very slow.Many will just click off before it loads.Speed of a site is key with today's consumers.Web designers get carried away with flash and other items because it looks fancy.The flash and high graphic pictures make the sites load slow.I have found people just want a fast site with relevant content to what they are looking for.I do not like ALL IN ONE sites.I believe in highly targeted sites especially with investors.For instance even if you are on page one of Google and then someone wants to learn about hotels and they get to your website and it has a ton of tabs to click everywhere.The odds of that lead digging through a bunch of pages to find the info is slim to none.With a targeted site you appear to be THE SPECIALIST and the content is related to only what they are searching for.I did not also see a form on every page.You want a form to capture their information on every page you have.Your website also I did not see it was keyword rich for the area you are targeting.Blogging can be great.Some people are not that much of a writer.You can do pod casts or videos,radio shows instead if you are more comfortable.Hope it helps.

I think a lot of this will have to do with the type of BP member.For me being a commercial real estate broker I have massive technology I am already using for SEO.A friend of mine has his own technology company and is a broker in another state.He has sold billions of real estate.I have contact manager,posting to 50 social networking sites at once,videos,blogs,article content submissions,texting platform,unlimited websites and lead capture pages and on and on.The benefit to me with BP is to hook up with quality individuals.
