The brokerage gets constant notices for non compliance from your real estate commission ( IRS bank levies on agents commissions checks for back taxes, license suspension for student loan delinquencies, suspension for back child support owed, loss of license for not paying renewal fees, inactive license  for not completing CE credits on time, etc.)3.

A 'pay or quit' or 'pay or vacate' is a 3-7 day (depending on your state law) notice to the tenants to pay the amount owed or vacate.

The seller says he will give notice to the tenants as soon as we go through legal review and I put down my earnest deposit, but it's no guarantee the tenants will be out by the time I close.

My take is that if you can do it relatively cost-effectively, and the increased NOI capitalizes that expense in a relatively short amount of time while also boosting the value noticeably (by holding CAP Rate constant), it's worth doing.
