Here's the relevant section from the GREC website.All associate broker and broker applicants must have been licensed on active status for a minimum of three of the previous five years before they can be licensed.If you have been actively licensed in Georgia for at least three years and you are enrolled in a Broker's Prelicense Course at a school approved by the Commission, your license history will be verified by the Commission at the time the school transmits your electronic application.If you have ever held a real estate license in a state other than Georgia, or if you are not fulfilling your prelicense education requirements by taking a Broker's Prelicense Course at a school approved by the Commission, you MUST attach a certification of your license history from the state in which you met the education, examination and experience requirements for licensure with your application.

So far, what I have done is:1) Applied for a Miami Beach Resort License - This was denied apparently because I had not applied for a certificate of use license2) Applied for a State of Florida Tax Registration - This was accepted3) Applied for a Miami Beach Certificate of Use/Business Tax Application - Waiting for word back4) Applied for a State Vacation Rental License (DBPR-HR-7028) - Waiting for word back5) I still need to apply for a balcony inspection license (DBPR-HR-7020) - I'm trying to find a balcony inspector...

At the moment, some of the big questions I've got are around landlording and the liabilities and legalities associated with it in our area (is an inspection/certification required, are our personal assets safe without forming an LLC, etc.).BP has been a huge help in answering my questions so far, and I look forward to participating and learning more in the future... and building passive income through good buy and hold investments!
