I am married with a child dependent and my wife is an employee of our business  as she does the cleaning at the Airbnb rental and we file jointly.

That way I know I will get more work out of well rested and happy employees.

I have 5 concrete goals for 2018:Purchase a 40,000 sqft light industrial building in Milpitas or San Jose Ca.Take my "shared equity" financing plan, for some of my key employees, from alpha testing to beta level deploymentTake my thesis of "distributed affordable housing" from concept to alpha level deployment. 

I'm considered by the IRS to be a HCE (highly compensated employee) so I max out my 401K only as I don't get an IRA deduction if I put ANY money into a 401K during the year, any at all...even if I don't max it out.

For example, an ex-employee gains online access because you didn't think to change the password - you may well have an uphill battle.

Regarding C-corp, I have researched this as well and I don't see any benefit of this structure for my situation as it seem more suited for businesses that plan on growing very large and hiring a lot of employees..

When it comes to the renovation, do you hire each individual job out (ie: find a plumber, hire an electrician, etc etc) or hire a company that has all of these qualified employees that'll come in and do it all.Looking to turn around and have a place completely renovated in 4-6 weeks and ready to rent.

It was purchased by my (solely owned and managed, I have no other employees or officers) Tennessee C-corp, so the deed is titled to my business.

Even my best employees, family included I would never cosign on a loan for them unless I was completely willing to pay all of it myself. 

I currently have a few savings/checkings account with 3 credit unions (navy federal, merck employee, and american heritage).
