The more I looked into the economics it made no sense, you were basically hoping for future price appreciation. 

I had a tenant who had income problems early in the covid crisis, and I worked with them to make sure their drop in income would not jeapordize their housing.

And if you are buying a "finished" house, you are banking on appreciation that may or may not be realistic (I don't see how the macro economic environment can get any better for sellers: near zero interest rates, extremely low supply and high demand currently).  

In addition to solid cash flow, both markets have strong economic and demographic fundamentals a long with diverse, modern economies.

In my area, NJ and NY, all evictions for non-payment of rent are currently illegal and this "eviction moratorium" is scheduled to last for at least two months until after the governor declares the COVID crisis over.  

A significant amount of my time is studying what is happening in the market place and the economic drives in the market. 

The economics, financial, social and mechanical and legal make it fascinating to me.
