At the end of the day, there are deals in every market it's just in these times you have to get a lot more creative and make a deal.

What excites me the most is multi-family, BRRRR strategy, and any sort of creative financing to make a deal work.

High end properties will have a hard time getting the market rent as Section 8 pays by bedroom and doesnt pay extra for nice finishes etc.

You could buy a single family home and rent out the bedrooms - you could also do the same with a duplex, it all depends on the cost of entry and which you can get into.

You may be closer to the $1500-1600 range with only 3 bedrooms.
