Now I want your sanity check.Here is what I came out with:Tenants will utilize Amazon Payment System to pay me using their credit cards.My entrusted maintenance man will do a monthly round of in-person attendance with all the tenants to ensure that my homes are kept in good upkeep and tenants do follow the conditions of lease.Couple of questions:1.

There are 5- 1 bedrooms and 1 studio apartment.

I follow the neighborhood facebook group (~10k members, really active) closely, and I see demand for studio and 1bdrm apts, so a daylight/walkout basement should rent pretty well, I'm thinking.

There is a 2bed/1bath in front and a studio in back.

Originally it was a walk in basement that someone half-heartedly convert to rental unit, with a 1 bed studio up top.

The way I went about it is I went to many meetups and REIAs, did a ton of reading here on BP, bought some books (check out the 2 by J Scott that are offered here on BP/Amazon) and listened to how successful wholesalers go about it in this area (@Terry Royce is a prime example).  

I found the book The Section 8 Bible really informative on this subject, you can find it on amazon.

One investor who I heard does home visit is Joe Nielsen “The real estate professor”He has a book on Amazon and a website that explains his whole philosophy.

Also Amazon has built and IKEA will be building warehouse in this area.

I found a house with a studio in the back.
