The only thing I'm not seeing you account for is Capex - maybe that's because you fixed them up, but you should still budget a minimum 5% of gross income annually for that. You seem well organized.

Feasible plan…?

I plan on eliminating this by putting some of the 20 maintenance workers we have at the company and I would give him a discount on the apartment for him to be the super (these guys are familiar with everything they maintain our 650,000 sq ft warehouse.)I'm not expecting to become rich overnight but I see this as a good investment and a good chance to create some equity. To sweeten the deal I would also offer the employees a ride to work (buy a 15 passenger van) for a nominal weekly/monthly fee which would help cover the driver's pay.Pros:1.

How to make an offer on a MF without being able to see inside?

So you have a 5 minute quick peek at a 2/1 and have to make a decision on a six-plex without seeing anything else. Now inspection is possible but not guaranteed AFTER an offer has been accepted, but by that time the information you need to make a more informed decision is no longer as useful as before.Which basically forces you to assume the worse in terms of conditions and deferred maintenance in coming up with the offer.
