As we can see there is a deluge of “California is falling” / “Massive Exodus” / “People are tired of politics, homelessness”, taxes” type of statements and opinions from people who don’t live in CA.

The property I obtained is pretty tired  (thats gonna keep me busy for a while)  but all tenants therein seem to be decent people and have various decent,  blue collar jobs like EMT,  Nurse, Mechanic,  Educator,  etc.   

They have flat tires and look like crap.

I'm just tired of people being fake helpful on this forum to try and drive business.

You should introduce yourself and let them know you will be honoring the lease then ask them who’s stuff is what and that you want all the trash junk cars tires etc cleaned up .

I’ve been in this business for a number of years and am sick and tired of people like that.

The main goal of cash flow in the beginning should definitely be to recover your cost, but if you think you are cash flowing with knob and tube wiring, old water and drain lines, tired units, and an old T lock roof, I have a house to sell you!

As soon as enough owners get tired of making their property available to jerkoffs for peanuts and paying hefty fees to do so, the scale will tip.

I got tired of multifamily syndicators projecting 4% annual rent growth, little expense growth, and buying at very high pricing.
