Well if that small loan is in a bad area that can't sell, and big loan is in a great area, and the buyer got it at a steal, then it's not the case.You won't get many lending offers on low cost deals except for one company down in Philly, who doesn't mind taking over your property...

My thoughts are brand new should give a little piece of mind on any Cap Ex.

If it is no big deal, the seller shouldn't mind waiting another week so you can understand the issue.

Congrats. it sounds promising but keep in mind promises can not be cashed at the bank.

In my mind, it’s only worth what it currently generates today, minus deferred maintenance issues.

One thing to keep in mind is that if you are rolling money into it from an existing IRA or 401k, you don't need to roll the entire balance in at once.
