You should valuate it based on what it is, but it never hurts to look at it from as many angles as possible.

I agree with you @Wayne Woodson this does sound like a deal, and I'm sorry if I overloaded you with questions @Darvin Ezell but with a range of comps that wide you have to make sure you're not overvaluing (or undervaluing) the house before you do anything else.

But also keep in mind all of these incorporated village areas in the south western part of Nassau county you cannot park on the street between the hours of 3-5 am, so unless you have an usually large and wide driveway this will cause an issue for your tenants.
