Might have my first deal, I need some advice/help....

My brother in law has a friend that owns a property free and clear ,but doesnt live in it and would rather get cash for it instead of dealing with maintaining it. How do I decide what I should offer so I can leave room for myself and the back end buyer to make money? I used Freedomsoft to. Do hte comps and it shows 4 properties in the past 2 months within.a half mile radius that sold from $79k-$120k. Any advice so I can get this under contract?
