Well, the advice of the lawyers I've spoken with who are working on this is: If you qualify to get a license under the current legislation, then you should go ahead and get the license.

However, our ins/taxes are increasing, and our payment would go up as soon as we lifted the homestead exemption as well.

We have a few dozen resort communities that are built specifically to be STR and you won't have to worry about zoning or regulations or even HOA cutting you out.It is a very competitive market with so many units, so you do have to be a good operator and have a clean, attractive, well located and themed out home to stand out and perform well. 

It has worked well for me, but it's often flagged by my bank as a scam, and they block payments despite me calling and unblocking. 

I then had it do 3-4 other IRR calculations and all were incorrect as well.
