A carefully thought out and  realistic plan and cost estimates carries more weight than a 800 credit score by some naive dreamer.Finding out your note is unenforceable and or noncollectable is expensive.

These guys are really good at one thing - transferring money from your pocket to theirs.As a GC who's also an investor, I get calls All The Time from newbie investors who went to these seminars, spent loads of money, got talked into a deal that's really not a deal, and really don't have a clue about what things are really like in our market.Use this site, find a local REI group, find an investor who's successful that would be willing to mentor you in exchange for you taking some load off him somehow.

@Mike MakkarOver leveraged has a specific meaning in business finance and is not a matter of personal comfort.Over leveraged is when a business has taken on too much debt and is unable to make the {interest} payments on its debts ... or more generally is unable to pay all of its expenses due to the debt being carried.The amount of debt load you as a business owner are comfortable carrying is an important metric to understand, but that is not the point of being over leveraged.Similarly, the limits that lenders impose when financing properties (Loan-to-Value) has to due with risk mitigation from the lenders perspective and may be done in an effort to keep the borrower (a business) from becoming over leveraged.

You're post inspection offer holds more weight at this point then at the beginning of the process.

Also it would depend if there are any load bearing beams inside the walls.But for a rental...it looks fine.

I know loads of sub contractors to directly manage commercial work but they are not the right people to work on residential or smaller projects and I just do not know that sub base or GC base.

*Counter*-make sure that the machines have a counter (that cannot be manipulated) so you know exactly how many loads have been done to compare to revenue.
