I just watched his web class presentation last night, I was looking to get information from someone who has gone through the course. 

While some property owners choose to self-manage their rentals, there are compelling reasons to consider hiring a professional property management company:- Expertise and Experience: Property management companies have the knowledge and experience to effectively screen tenants, assess rental market trends, and handle maintenance and repair issues promptly.- Time Savings: Managing rental properties can be time-consuming, especially when handling tenant inquiries, maintenance requests, and lease renewals.

Whilst I run to get my real estate license for the MLS I wanted to get somewhat of a feel for the market, what better way to do that then ask someone who's already invested. 

Renters have alot more options on the market now than 2 years ago.

I think what is becoming more and more important is having a solid investment thesis and understanding of your target market and the value proposition you are offering to your customers through your properties.

@Shannon L Fogarty I’m personally a fan of working with local lenders who know all the nuances of their market and how to get deals done.

But I know that I've never seen a property sell at auction in our market that was any where near enough of a deal to really whole saleAlso- you're buying the house outright with cash, IF you found a killer deal then I think you'd actually have to close then re-sell to an investor.

We use it on properties bought off market, but it can be used with turnkey or MLS properties as well.
