If you are good at web marketing a website can generate leads, Tax default properties, burnt out landlords (think rent court), vacant houses, all are great ways to find deals.

If you want to come up North a little I'd highly recommend checking out the Black Diamond meeting in Waltham.  

They will get you on a higher monthly charge, but it's nice to quickly validate an idea and then can build something around that and deal with the nuances of hosting and having designers/web dev work on your site which has a higher one time cost.Hope that helps.
