Has anyone here ever bought a tax lien/deed to a multi-unit (small apartment complex......or large) via tax sale?

I recently relocated from Pittsburgh to Iowa and I am trying to help my niece locate a house she can buy as a rent to own (lease/Option) or via contract.

It's simple for me - I sit down and talk to the tenants prior to closing (this is with the seller's permission via my contract) and work it out (or not) that the problem will be gone before I close.  

I provided VALUE via a SOLUTION--I found the properties, and I found the money.Where focus goes, energy flows, so I encourage my team and my partners to FOCUS on providing value to others'  businesses.

Would banks frown upon me getting the 25% down payment for a property via seller financing, and then the other 75% of the financing through a standard 30yr note with the bank? 

Then you leave your last property(ies) to your heirs via a will or trust, and they get a 'stepped up' tax basis equal to the fair market value of the property at the time of your death (as long as the props don't pass to them until after you die)- basically all the deferred tax you owed is wiped out.

Also, if you can pass along the request, would be great if we can upload photos of properties directly from the app (on our phone) vs only doing this via computer.

Do all that each day or couple times a week and you will find that deals just fall in your lap.  

I know that this should be done via walk-through with a contractor but the purpose for now is to quickly analyze potential deals in front of the computer.
