I'll keep at it in the real world and know that if I ever need any answers that there is a guy on the internet that can always tell me how it is.

I cash flow like mad and keep adding to my portfolio.  

Or a $1million paid off property you could keep for the income, depreciate for the tax writeoffs, or sell and net $920k tax free.

I suggest this option for younger folks who are starting out...and of course, keep working a "normal" job for a bit to continue upping your income to buy more investments (whether in RE or otherwise).

Keep track of the number of inquiries, property viewings, and offers received within the first few weeks of listing.

We NEVER had a problem with mice chewing the plastic (over the last 12+ years).One method of keeping the lil critters out is to parge around the foundation on the outside.

Investor type level hours don't really count but are still good to keep track of to further prove your case under audit.Great post Account Closed. 

Or maybe rates stay high and he starts feeling the squeeze with his investors if/when he has to refi at 6% or sell at a price I would have paid today.Back to Bjorn's point, keep reviewing and underwriting deals.  

And if you guys think about it, smart borrower like me can keep continue puchasing primary every 2-3 years and make those primary/secondary DSCR > 1.1 ; everyone wins.
