I'd be willing to help out nights and weekends in exchange for some guidance on how to get started.

To really see a large increase in the land value you'd have to redevelop the land after a number of years into something more valuable and you may run into the relocation issue and you'd need to own the entire subdivision to redevelop it all.

I don't know much about this space or opportunity to know how hard it would be to organize and offer but definitely something that would be valuable to the community.
