Currently, I just graduated from university with a shallow pay job, still young and not much real experience. 

An AC is not made to change the temperature 20 degrees at a time.

It is 110 degrees here in Tucson now and we are already killing it with the STR, we will do an extra 80-100% income on that unit in the next year over LTR.

I suspect there are a number of areas near downtown, near the universities, and near RTP that would be great STR options.Good luck!

During my visit, I noticed there were new walking trails in certain areas ( similar to the Beltline in Atlanta), the University recently announced an expansion of their campus, the military base in close by, etc.

I have no experience with rehabbing/flipping (learning daily from YouTube University haha) With all that being said, what do I do?!

Buy a Multifamily unit (4 plex) in a similar area/university area.
