@Brooke Williamson have your PMC start eviction process on tenant to motivate them to put pressure on their caseworker.Caseworkers typically will respond to tenants before PMCs/owners.Without the threat of eviction though, the tenant may not try very hard to contact their caseworker.

Get a business email it looks a lot more professional and if reaching out to someone they will take it a lot more seriousAs a business owner if I get a cold email and it’s gmail, hotmail, yahoo etc i typically do not even read it and send it to junk.

As far as taxes go, selling it to you or on the MLS is still selling the property.If the owner includes it in their Trust, it can typically be inherited tax free if it is not sold.To buy the property, I would probably go for a lease option which is not counted as a sale, so no taxes are due.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

I'm a little nervous too because the asking price is a little high for the amount of repairs that are needed, but I'm trying not to scare the owner with a low ball offer because I'm focused on getting him to finance the deal so I can get a low interest rate or no interest at all.
