I would like to get started in rentals and then further down the line, I would like to transition into flips.

If I take over a property that already has tenants I have a cordial conversation and help them make the transition if the previous owner collected rents. 

With exception of one (which I will transition to me soon), I manage my own investment properties.  

We have bought a lot of houses from military guys/gals transitioning out of active duty/moving units.

What is interesting though, is the huge transition we are seeing in the employment sector.

I know I have abilities that translate, but by making the transition I will be counterfeiting the vast majority of my network, credentials, and skills.

When you are completely transitioning careers, you are starting from scratch.

I agreed with @Jack Robinson, the Chattanooga market has C to B- properties that are transitioning and should jump up a rating in the next few years. 

Direct lenders like myself can service both the fix and flip purchase and help transition into a 30 yr rental loan once rehabbed and leased for 90 days.
