@Luis Vaca HOA should be disclosed in Transfer Disclosure Statement which you should’ve received within a few days of getting in to contract also disclosed in MLS.

Rather than selling them 50% interest in the LLC, I was contemplating selling/transferring a 50% tenancy in common interest to them where my existing LLC would remain a 50% tenant in common owner with their new entity (LLC) which would own the other 50% as a tenant in common.

We sued.took two years 10k plus in attorney fee and we won.. but lady still would not sign.. had to go back to court again and spend another 5k getting the judge to sign an order conveying title in such a manner that title co would insure the transfer.. ( which happened) then the lady still would not move so then we own it and now we have to evict that took another 4 months and 2k..

I transfer the costs to the applicant but I believe it allows for the landlord/Pm to incur all costs and just sends them an email for ID verification.
