Make sure you are tracking which lists are yielding the most/best results and which ones are not bringing in any.

@ Matt, I've followed this thread and unfortunately there has not been a clear reply re: Gretchen's concern re: the city of Destin's willingness to accept STR; does the local board of realtors not track that data.

I would strongly encourage you to get a tax professional, at least for a year or two until you understand how to split expenses, track depreciation, handle the LLC, etc.

No offense but why would someone invest money with you before you show a proof of concept and have a successful track record?

Then when the client purchased the property with a personal guarantee, is when the train came off the tracks? 

I have a great book I can suggest to you about wholesaling, Im sure it will help you get ok the right track!

Then I can track what is purchased and they get my contractor account discount plus I get free gas from HD and the contractor doesn't have to front the money for materials and gets paid for the labor.

But, almost always these aren't a fit for me.The most experienced sponsors with great track records have typically developed a strong, in-house investor following over the years.
