I've tried to get in the door in that area as an example, I can't even touch a 3 bedroom house for less than $500k and that 500k property needs serious rehab before I can rent it out.

I am on the hunt for my 1st buy and hold...I have been in touch with a few realtors and they suggest a pre-approval from a lender while we concurrently search..I did go through the conventional loan process for my primary residence here in California but have not done so for a rental property (out of state).

I just want to get in touch with the owner, telling them I will be there for 23 nights next month, and probably 23 more nights on April, and so on... but there is little room for communication with the owner unless I upload my DL pictures (which I tried without success)...

@Jon Adamowich sounds like you need some networking with agents to find some off-market deals, or find an MLS listing that has been sitting for a long time because no one wants to touch it -- then again, don't we all!!
