The idea is that the percentage of the income that is derived from the debt financing is taxable.  

It could give you a better idea if the seller was telling you the truth on how much rent has been paid. 

It gave me the idea to pinpoint a stressed neighborhood, do some driving for dollars and take the time and effort to do a personalized mailing while just putting up the bandit signs at strategic locations after the mailing.
