Yes.Brandon Turner and Ben Lebovich have done it, so there is proof, but your path of least resistance is to grind out the 9-5 and get some conventional loans going, at least to get started. 10-15 years from now, you'll probably be able to leave the grind and be in a position where you don't need conventional loans anymore.

I look back on 2018 seeing what we’ve accomplished, 124 deals, nearly 200 properties, and 231 total doors (after next week), I’ve been to 5 countries and 13 different states this year educating myself, speaking, building partnerships, raising capital and purchasing real estate.I say this to hopefully bring encouragement, an urgency to take action, and proof that you can be successful in real estate no matter your background, current financial position, or walk of life.

And unless the demand for that particular location is recession proof, then you will want to sell all the homes and convert to all tenant owned.
