Purchase Plus Improvement Mortgage

Hello BiggerPocket's Members,

I've been doing some research & stumbled across Purchase Plus Improvement mortgages, what are the chances of an 18-19 year old getting pre-approved for a mortgage, out of the city (Toronto). Also what can I do now besides building credit and keeping my full time job, to help my chances of getting pre-approved.

One thing that young people have a hard time doing is getting their first mortgage.

If I have the enough capital (5-10%) & proof of income will this persuade the broker to give me a mortgage?

Also huge shout-out to both @Matt McKeever & @Brandon Turner, the amount of knowledge I gained from your podcast/videos/ & forums are priceless.
