That's a fair point that most people wouldn't be doing checks into my financial standing if they want to find a reason to go to court.I definitely have been enticed towards those lower cost units but am trying to find a sweet spot of safe, up and coming neighborhoods where the costs are still reasonable.

My son who is a wine rep is one, he drives from Mount Vernon to Oak Harbor nearly every day and has a bunch of neighbors in MV who do it every single day.Keynes said markets can stay irrational longer than you can stay solvent so buying for appreciation, even in Seattle might work but that's more risk than I'm willing to take; I need cash flow with a margin of safety... in a good employment market.

The house, if done right, would probably come in around 125 to 135k which is right in my sweet spot for properties - although I don't typically consider houses that need so much rehab.
