Then you won't really know what that is like until you have an asset that supports its own management staff that you select.Obviously jumping in with both feet and trying to take down a large project at this point has its own risks and mistakes in general are more costly, but it can be done with the right network of people.One other example, I have friends that combined have only ever worked in retail.

If I'm hired to defend them in an IRS audit, which I have done plenty in 20 years, I'd much rather defend $9,000 income supported by bank statements than undocumented $10,000 income and undocumented $1,000 commission.

I agree that $1500 in closing costs seems very low, I would estimate that they will be closer to $5000-7000, unless you already have an itemized closing cost estimate to support the listed number. 2.
