It's like running a hotel, you have to schedule cleanings, checkin's and checkouts, make sure the place is stocked with supplies (toilet paper, coffee, paper towels etc) and communicate with guests.

So much for meeting rooms, additional if kitchen is used for lunch preparation or set up, etc.Lots of small associations, like REI groups, networking groups, etc, have a very hard time finding space to rent that doesn't cost a fortunes, like hotels charge for their meeting rooms.Holiday, anniversary, graduation, and birthday parties might pay for rental space.You could set the fees to include paying a property/space manager to handle all the admin and clean up.

It could be the deciding factor that gets your unit booked.I have been in this situation my self and it really bites to start off in an hotel to wait on availability at a furnished unit that has a move out date sooner than I needed to only end up at another hotel or airbnb to finish the stay.

The hotels know your area's potential, so I always default to them and try to aim for 80% of their rates.For example, since I focus on extended stays of +30 days, I'll look at that the high and low monthly rates for the nearest extended stay hotel (Extended Stay America, Residence Inn by Marriott, etc).
