However, the lender can and will ask for proof of those improvements (see other discussions on this board where the fliipper had to submit actual receipts to the prospective buyer's lender to justify the value added).

I know it comes down to a numbers game, meaning you should expect to submit A LOT of offers before one is accepted (since we're typically asking much lower than asking price).I understand having to get over the discomfort of possible offending sellers with your low offer price, but I'm just looking for more tools I can use for added success in getting offers accepted.Maybe even share the particular formula you use.

Using this example if cosmetics were 10K and mold remediation were 10K then you should be around 113K not 145K. if you are going to do this deal I would have a specialist give you a quote to completely remediate the mold and submit that with your low offer.
