That place is strictly a used appliance store. 

VA loans and standard FHA loans have strict guidelines for the condition of the property, so if you're buying a fixer-upper with one of these it needs to be very light rehab work (basic cosmetics, cleanup, etc).IMO, yes you should approach multiple lenders (at least 3) and at least have the conversation about rates and terms.

The banks usually resell mortgages to Fannie Mae or like, which have strict rules on the mortgage, so they just follow the guidelines.

In NJ pretty strict so you can't just get a backhoe and toss the old tank somewhere.

In Illinois, the EPA requirements are strict and the penalty even worse for not following their instruction on safe handling.

Some people have a strict budget and its hard but for 190K I'm not complaining and neither are my clients. :)

It had never been used (still had the drain pipe curled up with the paperwork inside the washer) and I'm guessing the dent took place during the first delivery.The "downside" was that Lowes would not do deliveries on these type of sales; they were strictly "pick up and haul yourself" (remember that if you're looking at one of those huge double door refrigerators) but I drive a little pickup and Lowes folks did load the washer onto my vehicle for me.Normally I just buy the new appliances (because they are ALWAYS on sale at Lowes/Home Depot and I use 10 percent off coupons I purchase through ebay to help lower the prices more) but this was quite a deal on a washer to put in one of our higher end rental houses.Gail
