I don't know any private speculators to finance deals I find and I need to find a contractor who has the time and ability to partner with this venture.

Stop and talk to the person having the work done, not the contractor.     

That is a serious and complex venture for someone who wants to really focus on creating and running a significant business, and not just a "workaround" to be able to use IRA funds to flip houses and take an income.

It's a terrible idea, if you stop using the tenant as an employee for any reason the tenant will instantly use that as the reason they don't have the rent money next month.  

When that has happened  (rarely)  I make it a point to stop by their house or office and ask them in person why they apparently deliberately deceived me for their own gains.  

I would emphasize stopping source of humidity plus the use of a good dehu, not one from the big-box stores. 

I strongly feel building at cost and selling maximizes profit on a any angle .my financing source is through hard money and I'm pretty happy with my terms but know I fell I need to network and possibly partner up with investors in the same Intrest field .I would like to network and build relationships to better assist me in this venture .

2 CEO's or 2 separate businesses joint venturing ??
