You should be able to find out if your state is a disclosure state or not- generally red states are non disclosure and blue states are disclosure states. 

If the contractor refuses you to contact the supplier that should be a red flag there is something shady going on.

There is a mountain of red-tape and there is no guarantees of anything without that "heavy hitter" backing you, it's politically involved and with that, well it's all about who you know and how to grease the wheels.

We will see the unit shortly as per the offer agreement however, there are just red flags with this tenant already that are making me nervous and the current owner has not done anything to handle that situation. 

@John Warren indeed, this property really checks so many boxes for us, however, i am really searching high and low for all the red flags.
