Have tenant sign off, all window/door locks working, smoke alarms active, and agree to notify immediately if any safety/security components,need repair.

2) The kitchen sink was vented improperly3) There are no working smoke detectors4) No GFCI's installed in the bathroom5) water lines in the bathroom sink are switched.. and on and on and on..The point being some of the issues are minor.

This getting "smoked" by contractors seems like enough of a problem across the USA, and enough of a worry to perhaps support a business to fix it.We have Escrow to handle money and contracts between ourselves, and the lien release laws are different everywhere.Maybe someone could become rich with an app that handles the contractor draw process, roping the contractor into buying only supplies for Job A with Job A money, and getting lien releases ready for signature to be paid the draws.If that could be done for $10 to $15 a draw, it seems like someone could make a lot of money.Just a phone app.

It cost me close to 20,000 $ ( owed 10,200 back rent, 3,500 $ lawyer, 3,100 $ mover, plus cleaning cost of trashed 2 BR unit -  they were smoking weeds everyday, it took almost a month to get rid of smoke smell )   - My first question is should I go after tenant for back rent ?

So today there was a property we live (very) close to that appears the tenants almost burned down tonight (fire dept, smoke, police etc) and we've also seen police come out for an overdose.
