.- Multifamily prices are up from a few years ago - The sponsors you know may have shifted from C class to B or A class- They may be investing in more expensive areasThose kinds of deals are still happening, but not in major markets like DFW.

The bottom is going to be bouncy and not an overnight shift up after hitting bottom.We have the price drop everyone mentions here due to rates and low demand. 

Fortunately we're starting to see the market shift giving buyers more power.

Me and my wife are 41 and have access to roughly 500k in assets such as stocks that we would like to shift towards our housing journey. 

How long are you under contract for . . . bad to get locked into a long term contract - if an agent can't sell it quickly, they won't sell it in 6-12 months.Taking it off the market, renting it or holding it and relisting it as a new listing when the market shifts would generate more interest . . . you have done a very nice job on the property and giving it away is a shame. 

I always want to make everything EASY and SEAMLESS for the traveler.

If your income is based on a 40 hour work week, can you find a part time job to pick up another 20-30 hours or can you pick up extra shifts where you already work?

I'm wanting to make this as seamless as possible but that theory sounds extremely difficult.

Like you I would prefer a software package that could generate/electronically file 1098's etc & would work seamlessly with the accounting package we use.

I've shifted my mindset to understand that these restrictions are actually there to us (landlords) and tenants even it may not feel that way at times.
